Today I was up early and went to meet a lender friend of mine at the Starbucks on Rea Road, near the Piper Glen subdivision.  Just to let you know, it was cold and I had a delicious Pumpkin Spice coffee, which is my favorite. My friend and I were sipping our hot gourmet coffee and talking about how nice Ballantyne is.  Residents can find just about everything they need within a few miles of where they live.

Ballantyne is basically an upscale new and expanding development with the best restaurants, hotels, fitness centers, specialized doctors, corporate offices, banking centers, walking trails, soppings centers, movie theaters, and you name it. Homes in Ballantyne varies from the low 200,000 to over a million dollars.

There are some really hot spots in Ballantyne. StoneCrest on the corner of Rea Road and Ballantyne Commons is an attractive place for the youngsters, where they can meet friends, go to the movies, to the bookstore, and enjoy some of their favorite fast food restaurants. A few miles south of StoneCrest, Blackney offers a variety of places where people can shop, eat, or just go for a walk. Featuring stores includes Old Navy, Brixx Pizza, Harris Teeter, Target, and Marshall’s. But if you prefer live music and enjoy good ice cream, then you need to go to the corner of Providence Road and Ballantyne Commons. There you can find good sushi, Cold Stone ice cream, Lowes Food, among others.

If you have not yet visited Ballantyne, make sure you do. If you are planning to buy a house, Ballantyne offers it all.

The US Department of Housing and Urban Development,HUD is an organization that offers homes for sale that are a great deal for buyers. You can find these homes in several areas of Charlotte, NC as well as surrounding cities. HUD offers some discounted programs including programs that allow buyers to put only a 100 as down payment in order to purchase properties in some designated areas. HUD will also pay up to 3% closing expenses for the buyer. The Neighbor Next Door initiatives are a collection of FHA’s home sales programs designed to help communities and promote homeownership. It is an excellent program for firefighter, emergency medical technician and teachers. HUD offers 50% discount on eligible properties.

Most loan programs today require a minimum of 3.5% down payment, but with some HUD homes, the buyer can still get an excellent deal and put only a 100 dollars down. Great news for Charlotte N.C homeowners, Charlotte N.C. sellers, Charlotte N.C. Realtors, Charlotte N.C. Lenders, and Charlotte N.C. Relocation companies!
I just read an article on Forbes.com about the top 10 cities to where Americans are Relocating. To determine the fastest-growing metro areas in the country, we used 2008 population estimates for metropolitan statistical areas with a population over 1 million, released March 19, 2009 by the U.S. Census Bureau. They compare the results to those from 2008 and to my surprice Charlotte N.C. was in the top 3!

“The top three areas according to the data are Raleigh, N.C ranking first, which jumped 4.29% to nearly 1.9 million; Austin Texas, which came in second, with a 3.77% increase to almost 1.7 million; and Charlotte N.C. , which moved up 3.36% to 1.7 million” according to Forbes.

If you are a buyer or a seller  involved in a one million dollars home in South ParkBallantyne or a one hundred thousand home any where in North Carolina, please be aware of any material facts directly or indirectly related to the real estate property. Your agents must at all times exercise a reasonable degree of skills and diligence when it comes to any issue affecting the real estate property.

 

When two agents were showing property in a certain subdivision to a buyer client, they realized that there was a cement plant very close to the property. At the time, the buyer took the time to ask some neighbors about the plant and was told that they loved their house and that the noise did not bother them. Agents need to have in mind that buyers often buy a home moved by emotions. Therefore; it is our responsibility as realtors to do the work for our clients.

The buyer end up falling in love with the house and submitted an offer.  Of course, the offer was accepted. The realtors were present for the inspection and were surprised to hear from the inspector that there was a lawsuit going on between the HOA and the developer for over two years. The inspector was concerned too and made sure that the issue was noted on his inspection report. 

The listing agent was well aware of the lawsuit but never bother in disclosing it as required by the state. The property disclosure form never mentioned anything about the issue. An article by Jenny Overman in the Times News stated that several residents are concerned about the property value of the homes located near the concrete plant. A resident who’s house have been on the market for over six months said that over 30 Realtors representing buyers has shown the home with no success. According to the owner, some of the buyers refused to enter the home after being aware of the plant.

As realtors, we can not jeopardize our client’s most valuable investment. It is our responsibility to disclose information affecting the transaction or we can be liable for any damages that result.

There are thousands of things that I could tell you about Charlotte NC and it’s surrounding areas but I will leave it to 5 simple reasons for now, next blog I will provide you with 5 more…and in future blogs I would talk more in depth about each reason and more about Charlotte surrounding areas… hoping to provide to you more information, and paint a better picture about Charlotte NC…

Reason # 1: The Weather in Charlotte NC…

I come from Guatemala in Central America. Guatemala is known as “The Country of Eternal Spring” so needless to say I don’t like extreme cold or extreme heat. That’s why Charlotte is such a perfect place if you are like me. Charlotte has all four seasons with no extreme cold and no extreme heat. 

Reason # 2: Location, location, location…

– Charlotte is 2 hrs from the mountains and from the beautiful Blue Ridge Parkway.

– Charlotte is 3 hrs from the beach. Charleston SCMyrtle Beach and others…

– Charlotte is 4 hrs from Atlanta Georgia.

Reason # 3: The Charlotte NC Food!!! 

– If Charlotte NC is known for something, it’s food! Restaurants are everywhere but if you are in the area you have got to go to two places for sure!

1. Price’s Chicken Coop. The best fried chicken you will ever try! 

2. Bar -B-Q King. The best BBQ you will ever try! 

Reason # 4: Charlotte’s Up-Town

Charlotte’s Up-town is beautiful, clean and safe. With the new EpiCenter, Charlotte’s up-town is complete. We have tons of restaurants, bars, night clubs, coffee shops, ice-cream shops, movie theaters, theaters, bowling alleys, Charlotte Bobcats StadiumCharlotte Panthers Stadium, and much, much more… 

Reason # 5:  Charlotte NC Real Estate

Charlotte was named the Best City to live in according to Relocate-America.com’s annual list.
